We developed the design with our established client for twin tower 10-storey apartments facing north in Kangaroo Point.

RSA gained all approvals and documented the design. The client constructed the building themselves.

This project constructed some years ago is in our opinion dating well in the streetscape.

RQYS- pavilion

Brisbane

Another favourite project by RSA.

The Royal Queensland Yacht Club had an alfresco outdoor pavilion previously designed by RSA back in the 90's.

The existing membrane had passed its use by date so we were approached to re-skin the existing pavilion.

The brief evolved to utilise the existing membrane structure and extend the space to an all weather pavilion attached to the existing clubhouse.

RSA developed the design then tendered a specialist fabricator to construct the membrane roof while RSA detailed the ring beam, glazing and screen designs

Windsurfing containers

Windsurfing containers yacht club

Brisbane

RQYS received a grant to advance windsurfing at the club.

RSA devised a design that minimised development costs and provided a multi-use temporary building in the form of a collection of modified containers

This approach minimised town planning  requirements and enabled a simple footing design. The containers can easily be modified at a later date or repositioned.

The storage container layout creates space between and around them contributing to a well used communal space for the windsurfing community.

New clubhouse – RQYS

New clubhouse - RQYS

Brisbane

RQYS was able to obtain an existing building - the Port of Brisbane Entertainment Center at Fishermans Island, Brisbane.

The catch was that the building had to be removed by RQYS and the lead time was short. The existing building was sawed into five pieces and transported by low loader to the waters edge at Fishermans Island, then the parts were floated across the bay to the Manly boat harbour. Then the building was re-sited and put back together utilising the best parts and some additions.

RSA was particular in cutting the building in the middle and orientating the building to best fit the footprint available in the new location

RSA handled all siting approvals, engineering coordination and prepared details during the construction.

Morayfield Hotel

Morayfield hotel

Caboolture

A major renovation to an existing hotel in Morayfield for Coles. This body of work included concept design, town-planning, documentation, tender and construction detailing by RSA with the clients project manager and quantity surveyor.  A successful project for Coles with further development of the roadside café.

Major demolition and re-positioning occurred during the build, with the hotel staying open throughout the project.

Hanworth Guesthouse

Hanworth heritage guest house

The project involved extensive renovation and approvals for the use of a guest house in an existing historic building. RSA worked with the client, planner, heritage architect certifier, and builder to develop a strategy for Hanworth's future.

The existing original home and later hospice was in disrepair and legislation had caught up with the proposed use. The building design was discretely broken up into 3 fire compartments for Certification. A new accommodation wing and pavilion were added to complete the design:

  • 26 rooms
  • 3 kitchens
  • 10 bathrooms

Mixed Development

Streetscape mixed development

Kangaroo Point

This project maximises the development outcome for this inner city site. The buildings have a street frontage of 72LM and was built under two approvals:

  1. Stage 1 contains 1550 m2 of offices and
  2. Stage 2-6 includes apartments over the ground level retail

The street elevation utilises open veranda access balconies to create interaction with the street. The top level offices have raking ceilings. Access for the tenancies is undercover but open to the environment. The building has a lift. All parking is to the rear enabling the building to be built to the street edge.

Griffin Shopping Centre

Local Shopping Centre

Griffin

Successfully obtained planning approval for a local shopping centre in Griffin, working collaboratively with the client and our Town Planner. The client is currently completing a land subdivision to the rear.

Approval was negotiated for :

  • 3600m2 major retail outlet
  • 13 speciality shops
  • Gym
  • Childcare centre
  • 178 carparks

We look forward advancing to working drawings in 2019.
